Co-mingling and fees

Co-mingling means that your search results pages contain listings from more than one MLS® System when you have more than one MLS® System on your IDX account.

As of 2016, many real estate boards and MLS® Systems permit co-mingling with IDX listings from another MLS® System. However, others do not.

If co-mingling with another MLS® System is not permitted by your board, and you have IDX from more than one MLS® System on your account, you can only use Advanced Search options (which separate listings by board), and you cannot use Basic Search options (which can co-mingle listings when there is more than one board on your account).

If all of the boards on your account allow co-mingling, you can use both Basic Search and Advanced Search options in your IDX.

Co-mingling rules generally are not applicable if you only have one board on your account.

Please note the following!

* In almost every MLS® System, non-IDX listings (such as FSBOs and pocket listings) cannot appear on the same search results pages as IDX listings.

* Any listings that don’t come from the IDX data feed of any MLS® System must be displayed on separate search results pages.

* You must be a member of each MLS® System for which your website co-mingles IDX data (and you must be approved for Agent Elite IDX by each of those MLS® Systems).

  • CO – REcolorado® – The member-client must obtain written permission from REcolorado® prior to co-mingling IDX listings from other MLS® Systems.

  • SC – Consolidated MLS (Columbia) – Co-mingling is not permitted.

  • SC – Hilton Head Island MLS (HHIMLS) – Co-mingling is not permitted.

  • TX – Bryan-College Station MLS (B-CSMLS) – Co-mingling is not permitted.

Additional fees may apply for the IDX service for some boards.

The types of fees that may be charged are discussed in more detail below.

Some boards require us to pay additional vendor fees in order to provide the IDX service. To help cover these fees, you are charged an additional data access fee (also referred to as a pass-through fee) in your account billing. If applicable, these fees will be clearly stated in your online signup and payment form when you sign up for a new account.

Some boards charge their members “direct fees” when they sign up for service with any IDX vendor. These fees are payable directly to the board or their IDX data feed provider and are not collected through Agent Elite billing. If direct fees are required by your board, you will receive detailed instructions for making payment when you sign up for a paid account.

IDX Fees, Association Membership Fees, and Website Costs

Our pricing is in addition to your board/association membership costs. All of our IDX service fees, including any extra direct board and data access fees described above, are separate from any general membership charges you, or your broker or office, might be paying to your board/association. To use our service, you will need to both be an active, paying member of your local real estate board/association, and have an active, paid iHomefinder account as well.

If you’re adding our service to your own website, our pricing is in addition to other website costs you might be paying, such as domain registration, website hosting, themes, and web design and development, and you will need to pay any such fees to your chosen service providers as applicable to your website.
